We are looking for an experienced Property Manager to Sundsvall! We offer a varied job with great opportunities to make an impact, and you will be part of Region Norr.

Your overall responsibility will be to manage our properties from a management perspective in Sundsvall, for a portfolio of 580 rental apartments, together with a team of 3 other employees. You will lead, distribute, and develop the daily work with operations and maintenance based on KlaraBo's management model.

The management model involves working on improvements of residential areas and enhancing the property's net operating income through active measures that contribute to increased revenues and reduced costs. As a Property Manager, there are high demands to be a good leader and role model, to be proactive and innovative to achieve the best possible results.

The role has personnel responsibility for 2 Property Technicians in Sundsvall, and there is also a local Rental Agent in Sundsvall who reports to our Rental Manager.

You will report to the Area Manager, who is based in Bollnäs.

What does the job entail?

· Personnel responsibility and daily management for the team on site

· Responsible for results in the properties according to the established budget

· Ongoing management and good maintenance quality in the property portfolio

· Establish maintenance plans and be responsible for planned maintenance according to predetermined plan/budget

· Procure, manage, and execute renovation projects according to predetermined plan/budget

· Contact with authorities and self-control

· Optimize the properties' heating, ventilation, and other technical systems

· Optimize energy use

· Optimize the process for and follow up on the results of fault reports

· Negotiate and procure operational agreements and order actions from contractors

· Plan and carry out purchases as well as contact and agreements with suppliers

· Administration, e.g., invoice management, time reporting, etc., in various support systems

· Participate in the preparation of the budget

· Participate in planning and implementation of investments

Who are you?

You have post-secondary education in property management or equivalent. You should have at least 3-5 years of work experience in property management or in a similar role within the real estate industry.

You have solid experience in personnel management, including workplace safety responsibility, employee dialogues, safety rounds, etc., as well as very good system knowledge. Experience in project management is an advantage. You are proactive and self-driven, contributing to a good work environment and a pleasant atmosphere at the workplace.
